1. On the west side of North Lamar, just south of the high school a developer has proposed a 458 unit apartment complex. The site consists of 38 acres, 12 of which will be deeded to the city for park land. Our biggest concern will be the traffic impact on the intersection of Lamar and Parmer.
2. A developer is seeking special zoning for the tract of land at the northeast corner of Parmer and IH-35. Tentative plans call for a full service hotel, restaurants, a bank, office buildings and apartments.
3. TimberCreek development which runs along the east frontage of IH-35 has a tentative agreement with HEB for a store on the southeast corner of Parmer and IH-35.
4. Traffic improvements along Parmer will include signals at Harris Ridge and McCallen Pass. These traffic lights should be in by this summer.
5. A very large tact of land on Dessau Road has been planned for what the city calls a Traditional Neighborhood Development. Called the Morse Community Plan, the city is negotiating with Milburn Homes on what is to be a multi-use community that includes single family homes, condominiums, apartments, office buildings, public spaces, a school and retails shops. The concerns of the surrounding neighborhoods include the very high density of housing, traffic on Dessau Rd., limited public amenities and the overall site plan [see info below].
